A developer who
believed everyone
deserved great design.

Joseph Eichler built over 11,000 homes across California between 1950 and 1974 — and changed what a middle-class home could be. Flat or low-pitched roofs. Post-and-beam frames. Floor-to-ceiling glass. Private atriums open to the sky.

Working with architects Anshen + Allen, Jones & Emmons, and Claude Oakland, Eichler brought the California Case Study aesthetic to entire neighborhoods — not just wealthy clients. He pioneered open-plan living, indoor-outdoor flow, and radiant heat floors decades before they became industry standards.

Eichler also broke with his era: he sold to Black buyers in California at a time when most developers refused. He insisted on quality materials and honest structure. He treated architecture as a public good.

1949
The Beginning
Inspired by living in a Frank Lloyd Wright house, Eichler launches his first development in Sunnyvale. The post-and-beam experiment begins.
1950s
Rapid Expansion
Green Gables, Greenmeadow, Fairbrae, and dozens of named tracts appear across Palo Alto, Sunnyvale, and San Jose. Anshen + Allen define the Eichler vocabulary.
1960s
Peninsula Growth
Eichler expands to San Mateo, Foster City, Redwood City, and Menlo Park. The X-100 prototype steel house debuts at San Mateo Highlands.

Living Legacy
Over 11,000 Eichlers remain. Green Gables is on the National Register of Historic Places. Prices average $1,200+/sf — and climbing.
